I don't have a home warranty but I do carry a warranty/repair plan on the water service line on one of my properties that has the old blue poly pipe that has been known to have issues.

I aim for small, 1-2 bed units that rent for around 500 a month in either college towns or blue collar, C-class neighborhoods Characteristics and Benefits: 1.Low minimum entry cost2.Virtually no cap on potential gains3.Do not sell old portfolio, but buy additional, similar units4.Appreciation of property value is not guaranteed or expected5.Repairs will slow the timeline, but are necessary6.With minor upgrades, rents could be increased to expedite timetable at a minor cost7.When possible, upgrade to larger, taller buildings with units on multiple floors.

It is not fun to take money out of your paycheck to pay for a negative s flow home that MAY go up in value.My biggest success over the years came from buying GROUPS (5-8 houses) of older homes on a single parcel, in older, blue collar parts of town (not slums).

Garage also got a new roll up door.Exterior- Painted and not UGLY 1950's blue anymore.The southern Oregon market is wonderful, we had this place rented before we were done rehabbing and the tenants offered to double to deposit if they could move in early.
