Hi Daniel,What I mean by "bad reputation comes from OOS investors wanting $20k D market properties":This comes from when you hear people talking (including people on the BP podcast sometimes) and they talk about "Detroit" they might say "that's a bad market to invest in" "tenants don't pay" etc...That bad reputation comes largely from inexperienced (often times OOS) investors being attracted to the number of houses for < $50k.

However one thing I didn't anticipate was, while the aged sewer line could easily hand two people living in the property, when my tenants moved in and when the load on the sewer system went to five people, it couldn't keep up.Turns out the line had been damaged over time (orangeburg pipe) and was too narrow, so I had to pay to get it replaced.

Property managers can be huge scammers, wholesalers and realtors do not care about you so don't trust anything they say, ask hoa for financials before moving through the dealHow did you find this deal and how did you negotiate it?

And yes, that requires you to collect and pay taxes but if you use Avalara/MyLodgeTax it’s really pretty easy to do
