We're transitioning to short-term and mid-term rentals and will be mostly acquiring single-family homes for the foreseeable future.

We are looking for a 4 unit before we consider transitioning into commercial.

It's a much easier transition when you don't have to cover all of the holdings costs as well as repair & turn over a unit.

Don't underestimate the value of mass transit access.

We are now ready to jump in full-time and plan to start looking for fix and flip properties locally as our first line and then hope to transition over later into rental properties if all goes well. 

In my opinion, they are still pretty transitional and may not be what you are looking for.
