I'm just wondering if there is any super creative program out there that I don't know or think about. 

(you can still use leverage when offering cash, and there are even "same as cash" programs/bridge loans that give you the advantage of being a cash buyer even if you don't have the cash). 

I have occasionally made purchases for the property on personal credit cards to maximize rewards points, or use credit instead of cash temporarily, etc. but I'd like to get everything completely separated because putting my income statements together is a mess if I don't stay on top of it (and programs like Stessa make it soooo easy if everything happening in a specific account is relevant to the reporting).Which cards/checking accounts/etc. have you liked the best?

Hello everyone,I am wondering if someone can tentatively accept a section 8 applicant based on if the program agrees to the rent being advertised.

It is a great program but not for everyone.
