Plan on 1031ing into it purchase price of 11m with about 3.5. down. 8% cap rate @ a 6% rate. 

Are you planning to invest locally in New York, or are you open to investing out-of-state?

I have invested in syndication deals, completed fix & flip residential, I currently own one STR in Mesa, AZ, wholesaled residential properties and small residential developments after completing preliminary planning, built a duplex for rent from the ground up, etc.

Make sure you don’t put yourself in a position to lose the $2.4m if it’s part of your future plans. 

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

We just refinished renovation and requested our final draw, which went to plan.  

I know that the area has more plans for expanding so I think finding renters would be in my favor if I were able to find a rental home.

All Ira’s are custodial but there are plans that have a checkbook control feature allowing you to essentially bypass the custodian and save time and fees.  

I probably would quality for being a trade or business with the amount of hours I put in remodeling and such but since I don't have logs for the past 4 years (since I've had my rentals for much longer), it would be at least 3 to 4 more years before I'd qualify for that.
