In my experience, after the first mailing, you'll get a lot of "tire-kickers" and "make me an offer, no" kind of people.

Only time we never did was when we ran into unforeseen issues such as plumbing/furances and etc but now we can’t factor that into our budget because we got tired of paying someone else to repair those items and I do them myself now lol 

Plus I’m just tired of tan brown and uba tuba.The kashmir containers they got in are nicely grained and I’m liking it quite a bit right now.

Then I targeted tired plex owners that like the monthly cf but not the headaches of ownership.
