I am in the team of smaller portfolios with more cash flow vs. 100 doors.

Right now we require two incomes in order to afford the mortgage and looking to downgrade/rent for a while and be a single income household so wouldnt be able to pay the mortgage for the house unless its being consistently rented on FF.

For instance, if a property worth $10 million brings in $100,000 per door, the cap rate is $100,000 divided by $10 million.To quickly size up a deal, I rely on the 1% rule: if the price is $100,000 per door, I expect to see at least $1,000 in monthly rent.

I know that I need to have at least two years of income history to be qualified for a loan, so that's why I decided to do it now.
