Hire someone to paint the cabinets and the subway tile, add fancy knobs, granite countertops, obviously new flooring and boom-- new kitchen!   

Lots of really nice customizations like upgraded windows, paver driveway and sidewalk, tile floors, irrigation system, etc. 

We did all the work except for tile and floors, and plumbing for the new bathroom.

So long as they're transparent and aren't pattern offenders, I'm likely to work with them.

After you get a few quotes you will see a pattern on costs and fees, any that stick out you will want to be very careful.

Minor additions for good value- nice looking LVP - fresh paint in a modern palette - nice tile backsplash in the kitchen won't cost much over some new linoleum counters
