I am having difficulty finding anything in Washington DC in good neighborhoods that meets the 1% test (monthly rent should be at least 1% of sales price).

I sell real estate so you think I'd be happy about this because I can turn renters into home owners, but most people have difficulty coming up with 20% down. 

The reason i ask that is because while i was using the BP calculator to buy and hold i was very conservative on my numbers therefore The only thing i want to be sure about is that how easy/difficult i will find renters around that area, and i think Matthew Rogers mentioned about asking property management companies about the information of renters around that area.

John Warren yes, I'm planning on starting out in the Chicago area, I've heard there's difficulty there so I'm also expanding out to neighboring cities such as areas like Schaumburg.
