If this is in NY state and the land is wooded getting designated a tree farm has some advantages.

I have SFRs that due to good HOAs, I get a letter if the grass gets too long, trees arent trinmed, garbage cans left out, etc.  

Plus, Joshua Tree National Park is just over the hill and it's spectacular.
