You haven,t budgeted for appliances and hot water heater 12 year life span, roof 25 year life span, hvac 20 year life span, kitchen and bath remodel 15 year life span, etc.

What ROI or IRR percentage range, say on a 5, 7 or 10 year rental investment is meant to be a good target?

Oops, I meant "hear"...So in 2010, I did what everyone tells you not to do:  I cashed out my entire 401K and after penalties and taxes, I had about $270K remaining.
