I START FREAKING OUT (assuming they were bed bugs)So my dad tells me to get out of my car and take off all of my clothes and ditch them, instead I found the nearest Appartement complex and dived head first into the pool with a 3 piece suit on 😂I'm currently drying up, & have concluded that they were fleas not bed bugs *Sigh of relief* This is the stuff the gurus don't tell you about, but I'm enjoying every minute of this ride😂 Questions: •I'm still deciding weather or not, I should wholesale this deal or buy it & rent it out.

There are probably engineering reports and evidence that the building is leaking and has water intrusion which is what prompted them to file suit.

Bottom line is if they do not suite your landlord style you get rid of them and find new tenants that you then fully screen and hand pick.Think of tenants as being temporary whether they are good or bad.Defiantly research your market rents as a majority of landlords seem to under charge for some odd reason out of a confused scenes of fear and reward thinking.

Because they 1) didn't do the work, 2) they did the work but not in a way they or anyone would stand behind, or 3) they did the work correctly in a way that will last for years and are simply refusing to show you because Suite 105 still insists on growing beautiful flowers in pots that clash with the new trim color and the photo copier is broke again.

From a legal perspective, a single member LLC is the same as a sole proprietorship meaning in a law suit, you could be exposing your personal assets to that lawsuit.

jose, thank you so much for the thoughtful words. it has been a rather embracing community so far... cali weather and all has indeed been quite lovely. being eight miles from the beach dynamite, the frigid waters... still need a wet suit so i can boogie board again... :)
