Thank you,I'm new to this type of investing (more familiar with buying businesses) so I'm cobbling together information from brokers, chatGPT and everything in between to figure out what I need to (at reasonable cost while controlling risk profile) complete an acquisition.Facility is in rural Kansas, and is composed of a portfolio of 4 buildings on 3 parcels. 195 unit count - ~10 years old on average, some are newer (2 years) others older (15+ years)I'm trying to learn what I should watch out for in the process and what studies will be needed to get a good level of comfort before acquiring the facilities

And it is only 1500 sqft for both units, so rent will be limited based on the small size and you still have to maintain kitchens and bathrooms for two units, which means high maintenance cost to rent ratio. 

However, it depends how many properties you have if it's worth the cost.

In that case, you have to break down the rents vs. liabilities, show that the mechanicals, roof and everything is in good shape or have reasonable repair costs laid out, you need to know the appreciation potential, and the comps.

You pay taxes on any profit-ie the cost you sold it for minus the cost you bought it for.

So when I search for a place based on price, you come in ahead of her on the search, even though you might cost more.
