It is REALLY difficult to make money, or even come close to breaking even at those rates.Even ignoring the STR market and going strictly LTR is generally not a good idea.I have talked with *many* locals over the last two years that think they are making good money.

Now you're short being able to cover the damage and you're out rent.Wouldn't surprise me in some states if the tenants then try to say you didn't return the deposit in areas with strict deposit requirements.

I would say the Springs is doing very well in property appreciation but if you are looking for strictly cash flow I would recommend a different area with lower purchase prices.
