I got my inspection results back today and am wondering if I'm in over my head on some of these results.Townhouse specs: 1 bed/1 bath, 800 square feet with a yard and off street parking (no reserved spots) in Denver, CO for $362kInspection recommended actions:Install guttersCracks in brick- need to get a structural engineer to come and lookThe foundation is partially visible from areas of the crawlspace- need to have structural engineer look at this"Medium cracks" in sewage linePlumbing supply lines consisted of multiple materials to included galvanized pipe and potentially lead pipeWater heater 20 years oldFurnace is 20 years oldThere is a negative slope at one side of the home that increases the potential for water poolingAny recommendations on this possible investment would be greatly appreciated!

Do Certain areas have restrictions on square footage / size, architectural style, etc? 

Purchase price was great for the square footage.

My property is 2200 square feet (not including the basement).

At the end of the day i think i just need to get my feet wet.

Set back an additional 2 feet from the fence in case we decided to use the next larger sign.

From what I've read so far is that wholesaling provides that avenue for newbie investors to get in the field and get their feet wet so to speak without too much risk. 

I'm ideally looking to find an investment property where I can leverage my own sweat equity and get my feet wet to eventually list the property as a rental.

. 🙄 what suggestions do you have for me to get my feet off the ground and past the financing a part?

I want to make sure I have the financing squared away before I approach them and try to make an offer!
