Love the sentiment @Russell Brazil, but the truth is actually that your big box retail banks have the best HELOCs.

I primarily buy in DFW but I do have a flip property under rehab in south McAllen. 

Hey everyone I'm a new REI from South Florida and I'm curious to hear thoughts on the market right now from those of you who have been successfully rehabbing and flipping or using BRRRR to generate cash flow. 

Howdy all,My wife and I live in Long Island (Nassau County, along the south shore), and I have two properties that I rent out - one SFH in Farmingdale, and one duplex in Queens (they're actually my mother in law's, but they're owned by a trust, and I do all the day to day management of them).  

I had a property in South Jersey that would have profited over $40k!

Are you looking north or south of highway 30?

I prefer South LA or better yet the Bakersfield market if you're looking for small multi to buy and hold.

The "fortunate" (insert better word) news for investors in these deal sizes is that the same legal fee prisoner's dilemma influences the suit risk after things go sideways or south.
