I have a duplex in Kokomo IN. no thefts but we pay hell getting the rent every month.. and If I get rent 6 months of he year then that's about what I expect.Those that live and work these markets are on them like a hawk and its their business they can make it work but a busy engineer sitting in Palo Alto and relying on a third party that's another story.On my thread were I am giving out my e book  on the do's and don't of out of state investing my personal experience's of owning hundreds of these and foreclosing on hundreds more..

Plus, my 2 yr old son loves airplanes so daddy's gotta take care of business!

I have no problem keeping the rooms rented, BUT my son is in one of the rooms, so I have eyes on the ground.

Also had a young lady that rented for about 2 1/2 years under the program, got herself together and eventually purchased her very own home. so there are good tenants if you take the time to screen them.bad ones that i thought were going to be ok ended up with a boyfriend hanging around and police being called for disturbances all the time, or the lady that was taking care of her granddaughter but would allow her sons to stay there a few nights sometimes, well he tried to make a drug buy something went wrong and someone shot at him hitting my place, Now she had never been a problem and kept the place well but i later found out the son & a sister was living there for two month while the tenant was staying out of town with a friend.Section 8 get's a bad rep but not all voucher holders are bad tenants.Sometimes landlords just want the money and don't care who they put in their units as long as that voucher amount covers the rent.

One guy that sold a bunch was Demetris Mathis, Bob Lucroy, Walter Woofard, Brad Miller, then in Birmingham you had Justin Harrison, Aaron Adams at Alpine in Indy, And Jerry Cohen and his Son Sean who I loaned money to many times, I see Sean has gone into hard money lending. and the list goes on and on.
