could you share more of this "landbank"deal?

I am not (currently) interested in flipping, wholesaling, or investing out of state.At this point I'm primarily interested in owner-occupied multi-family properties in the Arlington/Belmont area, as well as potential investment opportunities in East Boston/Chelsea.Please don't hesitate to reach out or introduce yourself if we share some common interests!

We would like to meet other like minded people, share contacts and get the scoop of whats going on in our neighborhood.

Every deal we do, we put 33% back into the business for marketing, & Direct mail is our biggest expense ( we don't want to stop doing it because our most profitable deal has come from mail, but we barely get any calls from it.The question is: Would anyone be willing to share a model/blueprint/system they use in their market, or give us any piece of advice that could help us pivot out of this funk. ):Thanks in advance & for reading this through, Trey Brooks.

If the TIC split is reflected on the title and your partner is only selling his half of the interest you will not be subject to a gain.

There is a wealth of information about the dos and don'ts of out-of-state investing and literally hundreds of threads on BP about it- people discussing best locations, sharing successes and horror stories, giving recommendations, etc.
