Forget the self help and feel good books.

You already have expressed a concern about neighboring properties/companies.I'm sure a quick search of the Internet will provide you with articles/info regarding stories of people buying properties for $X, not doing sufficient EDD, and subsequently finding out that there's an environmental issue and the remediation will cost a multiple of the $X purchase price. 

In some states constructive notice, essentially posting in a newspaper with adequate circulation, is sufficient for junior liens.  

If your stocks/investments are in an IRA, you may be able to invest via a self-directed IRA in order to avoid paying taxes right now.

It is a short sale (price approved) and when the bank realized that the buyer (me) was also the agent, they turned around and said that they would not be paying me a commission as it is "self dealing".I find it low of them to do this, but I guess in this business you see all faces.My question is that of the legality of not paying out the commission.  

I had a Lakehouse that was self contained except power and if I still owned it I'd totally disconnect with how reasonable solar has gotten.
