@Shayne Brescia I am no seasoned Vet by any means but I have been actively Wholesaling deals and have had great success with it so far.  

Current lender is offering 70%....another local lender willing to go 75%...standard seasoning is 6 months...has anyone seen higher LTV's or shorter seasoning?

I'd imagine there would be a challenge of the owner decided to stay for 3 months in the property during the peak season.

@Ben Leybovich After the FHA loan's seasoning period, I would want to re-finance into a conventional mortgage to a) remove my PMI and b) allow myself to jump to another house hack with a new FHA loan, renting out all units in the initial property.

I recommend attending your local REIA meetings and connecting with some seasoned investors.

@Derek LeBlancPartnering with a more seasoned investor might be your best option.  

It is a great group with some seasoned investors in it.

My thought was $120K purchase + $16K Repairs with an ARV of $160K would allow me to pull some cash out after seasoning to use in the next deal.
