I assume you want more buy and holds in the future, so the best thing to just get started.Your title says real estate investor, so i assume you have the resources to prove yourself a reputable person to the banks you work with on a regular basis.

He does not need income (he would be building his estate for future hiers) where as I would need the income in retirement.If we were to go the 'conventional route' of a 25% down loan, is there any type of partnership, JV, etc... that would allow just one of us (me) to do the personal guarantee?

Just picked up my third house in an all-cash deal, and I still have my personal loan LoC to use for something else.As long as the borrower has the requisite willpower, I think it's a good route to finance your REI dreams.Congratulations, Tony.

@Robert Sepulveda - I tried the HARP route and the loan was not FHA, Freddie or Fannie so no HARP loans on the rental.Thanks all :-)

(Weird for a teenager,I know).Here are some questions I have as of now that I cant seem to find on my own:1.Most ,if not all hardmoney lenders only lend to corporations(llc),but banks wont.IF I went LLC route to finance a multifamily buy and hold.How do I refinance to get money to payoff hardmoney lender if banks wont lend to LLC?

I know you cant use the regular Post Office PO Box here in Michigan, but was curious about the UPS store as they do in other cities due to there being an actual person there to sign for your mail and giving an actual physical address.Thanks
