Would showing access to funds via line of credit work?

Other neighborhoods don't have a restriction at all or have a total restriction on rentals.

In Ontario its always recommended that tenants have rental insurance to protect their belongingsI don't see how you can be at fault unless the tenant previously notified you that something was wrong with the door or window that may have allowed easier access by the burglar 

What is the best way of funding that rehab using my above properties and then accessing that equity after forced appreciation (rehab).

First she was telling me how her sister passed away and she had to fly out of country.Of course she did not have access to her phone nor internet.Now she says her email is not working properly and something is wrong with her phone (I think its a bunch of bs)Should I worry?

I have access to the state and local contracts and addenda  but there is nothing that says assignment of contract or does it require just a basic addendum?  

Mill ave, Tempe's very popular downtown, is about 15 min drive.Old town Scottsdale, Scottsdale's very popular downtown, is about 20-25 min drive.The best part of Phoenix is how easily accessible everything is...does not take very long to get places, especially in Gilbert since the town is right off the 60 and 202. 

Our options are limited on what we can do with it due to egress and access issues.

Since I do everything online, since everything is auto drafted, since our vendors pay us online (including our property management software and much more), and since we use a lot of features of our current bank (check scanning, credit cards, online access for our wires, statements, etc) it's a LOT of work to move operations accounts. 

Most auctions don’t give you that much time(no way on actual foreclosure auctions), on some REO properties, if access is granted, perhaps.....check the auction terms.
