As for the tax reporting, you should receive a K-1  at the beginning of 2019 to give to your accountant for tax purposes.

If you are highly responsive, maintain an excellent quality property, and take care of all concerns promptly, the tenants should value that.

I am assuming there are varibles we need when presenting to people for funding purposes as to how our aquistion plan is going to play out

Not sure why you want to start a wholesaling business using an agent, you are actually defeating the purpose.
