According to the BP podcast and his book, they all stated that cash-out refinance is the best thing ever for real estate investors but they all seem to left out the interest rate that comes with it.

The loan type would likely be a short term loan that would require you to refinance out of it after the rehab is completed...essentially the BRRRRR method.Secondly, in theory, the property should be improved and worth more....but how much more?

Even if you plan to hold the property for 10, 15, 30+ years, you will likely refinance at some point in the future to pull money out, so I wouldn't be too concerned about NOT choosing the 30-year mortgage.
