Given my age i am still living at home so my expenses are a little lower allowing me to save more. the average for assistant managers ive seen range from 14-16an hour in the south-king county area. so im looking to make 1200 after all my expenses.

Like Shawn said, $825-$875 seems like a pretty good range.

@Angelo Mart  I have found that the 65% or 70% formula needs to be adjusted based on price range of property, among other things.

I then rang the doorbell.  

Here you should be mostly buying in the $65k low end to $120k range. 

Fun little tricks that sellers actually like.For "normal" range homes, +/- $150K ARV homes, this works well with $500 cash.  

Ranges from $150,000+.  

The rents are in the $450 range.

All in $50-$80K range.

One big thing to consider is how long does it take the average home in that price range to sell in your market?
