No I am not asking for a step by step guideline on what to do so please refrain from the "Go do your research and come back" replies haha.

You just took one of the most difficult steps in real estate investment; the first step.

I’m finally taking that step towards financial freedom...

I'll probably stick out like a sore thumb, but that may be even more telling.One specific area I could use help with, is knowing what questions to ask and other possible sources to pursue.

You are at a point that is the hardest for most investors - making the step to buy your first investment property.

You are not expected to take “heroic” steps - just a reasonable attempt to return the deposit/provide an itemized statement on its disposition.

If you have to go buyer leads—expect it to cost more and you’ll want to create a couple “lead magnets” like free “how to sell in 5 easy steps your house guide” or “Inexpensive upgrades for a huge ROI on house sale price” or something like that to incentive people to fork over they’re information or like your page.

@Matt Castle I wish I spent more time initially getting my contacts organized and doing a better job at following up with people not only to let them know what I do but genuinely catching up for old time sake, I also should have started with a larger brokerage to learn their processes/workflows, then I could have  applied those steps to my own Brokerage.

It's within their right to pursue the difference and put a lien on the property.
