Once you have all the info the only thing I can provide is doc checks of trades you wish to hire; to insure you are properly protected during and after the job.

I've contacted the management company and explained the situation, stating that we are seeking a licensed plumber and if it's ok to start the job because, most likely, it's a common area issue.

I am not able to put my name on that loan (only spouses can), so what is the proper way to establish our partnership/LLC so we are equal partners?  

Will likely be getting license and dabbling in local investments as well (I prefer buy and hold) - probably in the next few months.

Looking to start developing relationships with general contraxtors in the Indianapolis, Indiana area. Who would you recommend in this area?Who would you recommend staying away from (lol)?

A legit assistance animal is not a pet, it is an assistive  like a wheelchair in the eyes of Fair housing, Each state does have the right to limited regulation in this area, in WI we can now require documentation form a WI licensed professional, where previously an online Quack could sign off, there are also situations where you can deny, if the animal could cause a problem or pose a health risk for other tenants. be careful on this one and know the law. seek advice from a licensed professional. 

States vary-and states like TX are much harder to get licensed in and require (as my memory serves me) 250K liquid per location to get licensed.

The current fence(neighbors fence) is in almost dilapidated conditions and I’m fearful that this will discourage tenants in future turnovers if not dealt with so with that being said this weekend I plan to reach out to the new neighbors, I’ve already lined up one of my guys to install a new 6ft fence but it will require the demo of their current fence and the dogs to be put up while the work is being done(don’t need anybody getting bit) my question becomes though if you are a dog owner shouldn’t you be required to have a proper and safe fence or does this matter fall into my lap, I don’t want to make to make a big issue because well these neighbors could end up causing more trouble then it’s worth..
