When I divided the price by square from from realtor.com it came down to $504 per square foot-Offer: 300k at 3.75 for 40 years =579k after interest and principal.

They are both working and making money...will they use that to pay their rent, will they try to talk through a plan with me or the property manager to get back on course, will they reach out to get assistance themselves... probably not...whats wrong with tenants....COMMUNICATE.. we arent going to just forget that you owe rent and you are going to get a free ride

In the report, they'll summarize their findings including current holder of the mortgage and they'll include copies of the recorded documents for back up.This won't tell you what's currently owed.

Combined their gross income is 3.6x rent. 1 great credit score (mid-lower 700), 1 mid (Mid 600 no credit history), 1 bad credit score (mid 500, balances owing on closed accts but no collections no open accounts.)

If you are attracted to them because of price point keep in mind many properties are cheap for a reason so you really need to drill down on the area including searching crime reports etc, check property history, do due diligence on the company including the principals.

I would say the main criteria include safety of principal, liquidity, and a rate of return equal to or preferably a bit ahead of inflation.
