we are in a bit shock that one of our nicest tenants (nicest person you could ever meet) committed suicide yesterday and not sure what to do.  

She was a really cool person and it was a huge shock to me when her daughter told me she had passed. 

I knew $150/month would be a big shock and I'd risk losing the tenant, but I was ok with that. 

It was shocking to me that some people would completely throw a potential home or investment property out the window over a $1200 fix.

Just when I thought I'd seen EVERYTHING that you can see in the rental property business, I was absolutely SHOCKED today!

But I am a bit shell-shocked from my past landlord experience, so managing is last on my list only because of the potential margin on this Ferguson house.The house was remodeled, so the fix up part should be easy.

Waited a few months, no roaches, and I didn't call them back.Bottom line, roach eradication is a long grind, not a quick shock and awe treatment.

We have family down in Mt Pleasant and Johns Island and we visit SSI every year in September as well.  

If you used the correct numbers, you would be shocked how much you'd actually be bleeding if you bought the place that you mentioned in your OP.
