Not only do I tell the people I interact with that I am looking for distressed properties (my focus) but I also tell them that I pay a 1,000 referral fee for any unlisted property that they tell me about that I buy.

Per our agent, rent is ~ $1500 for one unit and ~ $1700 for another.

They are promising 3K to 5K profit per month with 30K investment.

I think you need at least $10,000 in reserves, or bare minimum at least enough to cover a month and a half of rent, utilities, and any unforeseen maintenance issues per property.

You can put your capital into play in small tranches without having to their entry fee.  

Here in the Tahoe, NV area there were a lot of claims from snow and the insurance went up which drove up the HOA monthly fees.

If short sale sale due to reverse mortgage or foreclosure then the borrower/principal homeowner per HUD [the foolish sponsor of the conniving manipulative reverse mortgage industry that is out to take homes from remaining Baby Boomer seniors & elders so younger families can purchase the homes instead while those seniors and elders are placed into senior living centers etc.

If I did, all the above, 2 tenants will end up paying nearly $200 more per month, not including a possible pet deposit.

All I know is I'm just looking for strategy help/expertise and not for a company to manage my investments/funds who preferably charges a flat fee vs a % of my assets.
