Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

I appreciate good contracting but despise being delayed or ripped off by unscrupulous people.

So, I will share my opinion and leave it for other, more tenured investors, correct me.This is my understanding: your goal is to get the property at such price and location that it would make sense for investor (your buyer) to purchase from you and do whatever they want to do with it.

Downside equals some people think they are very dated from the 1970s.

For most buyer's analyzing on their own they don't understand how to work the numbers.

Very wealthy awesome people and they really like me......SOOO i explain the situation and they see my track record and BOOM I borrow 80k @ 10% APR interest only payments for 12 months with NO EARLY PAY OFF PENALTY (bless them) and i fix up the house and get a renter in there.

I'm one of the few people admitting to anticipating a real estate crash, probably a market crash, probably a devaluation of the dollar.

If I'm following this correctly, the 1st issue I see is that you have an "active" business (consulting) versus a "passive" business (the rental property, assuming you don't do hands on management, etc.)...this would be a separating line for many people I've talked to about this. 

while you will want to get it rented soon, be very wary of people who can move in right away-why can they move in immediately?
