It's a non profit organization, most REI clubs are not.No sales, just education and networking.

Until you close and record, the problems still belong to the seller. 

Maybe you simply do not want to renew.As for the drug issue, can you check police records to see if they have ever been called out there?  

You should be able to find this out at the County Recorder Clerks office.

I don't feel that i can advise people on the "right way" to do things until we have built up a decent track record, but at least we can try to share some of our experiences and things we think we should have done differently.

If you have questionable morals, there are far more lucrative investment opportunities available to you than real estate (drug dealing, gun running, organized crime, etc.).I have a license in CA and am not aware of any legal or ethical requirement for me to disclose my license if I'm buying a property, as a principal.
