Hi @Thomas Beard.I was thinling to try this website just for 7 days and see how ot works... but now i'm a little afraid to do it.... could you please give your overall opinion,,,, how worked the site for you?

As well as opinions on a duplex or triplex, living there for free and renters paying mortgage etc.

We thought the terms were pretty good, but wanted to get the opinion of a more experienced investor.

Private loans from ma and pa lenders are, in my opinion, the best way to finance up front (unless you can buy for cash).

However, given our experiences thus far, we are of the opinion that having more cash to operate with is a priority. 

Not sure if bumping it up to market rent would change the opinions of the people favoring the 1031....? 

In my opinion, your only other option is to not renew and find someone new.  

Find a small private bank or credit union, it all works on relationships once you are starting to scale in my opinion, but it’s all going to come down to the type of asset it is!

We're looking at houses that just need a little work (mostly cosmetic, paint, floors, etc), and we've asked him to take a thorough look through the house, give his opinion on what needs to be done and put it in a spreadsheet with cost and timeline so we can compare properties.We're just not sure what we should pay for this type of service and in pricing negotiations now. 

This is in my opinion realistic to plan on.
