I’m looking to make my first investment rental purchase

Im still learning a lot and I’m not going to rush into anything at this point. I’m looking for advice or suggestions for learning material on topic. As well as opinions on a duplex or triplex, living there for free and renters paying mortgage etc. I’ve never owned a home or had a rental so any advice or wisdom would be greatly appreciated!
