Tasha,Congrats on the success so far and even though there is a $100 cost in AZ its not that far of a drive to Las Vegas or to NV in general.

My question is would it make sense to save for down payment for another primary residence and rent this home out with negative cash flow to get into the REI game.

I am looking for information on doing a group home, preferably for senior citizens.

I am willing to manage it on my own.If I sell, I can put it in an index fund or towards my current primary residence mortgage with an interest rate of 6.125%.

I am able to wait it out as I've moved on to the next deal while waiting on the outcome of this issue.

We have questions and we appreciate any insight:- Does anyone have any advice on how to structure and manage this deal and secure financing?

The possibilities are endless… Anything from guests leaving a bunch of lights on, to leaving the oven on, to leaving food out on the counter to rot and attract pests…Just wondering how people deal with this situation where the guests check out and the cleaners can’t go over there for a couple of days?

Depending on the construction of the building (block or stick, etc), you will want to test the connection strength.  

I didn't see a Biggerpockets book on commercial properties (maybe there is one that I didn't find) and I don't know which book to buy or which author to trust on Amazon.
