Hey @Garrett Gable, and others here on the blog,Same with Jonathan Mecham, I am also a beginner in the field, trying to acquire my first property here in Reno, NV, for a flip, or similar to your tactic, however where do you search for properties such as that where it's an individual seller???

Any flip "properly assessed" should more than cover the $1000...I believe Josh or Brandon as well as numerous other including Kiyosaki have posts and books on why real estate out performs stocks.

I think it's important that we all share our excitement and successes as well as our setbacks, as there's a motivational force behind seeing others in our field succeed. 

Actually the document itself doesn't show up in QuickBooks, however when you need to create a document you are sent to MSW to create one and there you add the fields of  your choice to the document. 

I have been a preschool teacher for 8 years, and although I love what I do, there's no retirement or security in that field.
