At my Keller Williams office my personal favorite class was Contracts class, where several times a week the most experienced agents in the office teach you about all the forms you will encounter (Purchase and Sales, Property Disclosures, listing agreements, lead paint, and so on) how to use them to your advantage and how to stay out of trouble by using them correctly!

We replaced the furnace, all the flooring, base layer painted every inch with Kilz even the subfloor and it turned out great.

These units are distressed and will need lvp, paint, drywall repairs, electric and plumbing work plus fixtures, windows and HVAC.

It will rent for more once it is rehabbed (flooring, paint, carpet)!

The tenants took it “as is” so I gave them their first month free since it was in terrible condition inside needing painting, repairs, kitchen appliances and cleaning.

I learned that caulk and paint will fix any gap in a window.Speaking of unwanted airflow, my insulation education was top notch, just cover every window casing in its entirety with plastic sheeting.

Updates:Audis are not meant to be trucks...my suspension broke...I should probably add that to renovation costs:)Finishing up the floor today, most of the painting is done, new doors and new windows went in, we put together the cabinets and installed them, rewired most of the apartment, eliminated the old "knob and tube" wiring, etc.When they say everything that could go wrong , will go wrong....they are not kidding.

Each town/office/worker is different and it's hard to paint them all with the same brushes.

We're currently doing major cosmetic updates including fresh paint, new carpet and LVT throughout the unit, adding cabinet hardware, new countertops, sink and pull out faucets.
