Example: I've got a guy looking to buy a bunch of drug labs and grow houses in Oakland because I was able to dig through public records, through all the LLCs and fronts, and find the actual home address of the actual owner (not the owner of public record, the actual owner of the drug empire), who lives a few miles from a well known Bay Area university that you have heard of (where he is obviously selling his product).

Nothing like making sure you do your own due Diligence. no dig to new investors on this site, and it's OK to ask questions, but no one can tell you if the investment is worth you buying, everyone here can help and is part of doing your due diligence, but the bottom line comes down to you, your numbers, finances and knowledge of the market in the area you want to invest in.

When I dig  a little deeper into the conversation to find out what exactly happened it turns out that maybe they did not have any policies and procedures did not follow the lease agreement they let the tenants stay in the house for six months got taken advantage of and now they feel that they got screwed when the reality was they never really ran their properties like a business and they were hoping that it will work out okay because they had "a gut feeling"...
