Hello everyone my name is Nick.I work at universal Studios in orlando.Love my job but i struggle every month on having any money after paying bills.I have learned so much in the pass two weeks.After reading think and grow rich got so inspired.Im very nervous on getting my first property.Looking for local wholesaler who is willing to guide me to the steps.

I dont recommend others take this kind of risk because I was nervous, but they, pound for pound have been the 100 percent best tenants I've had in any class property I have owned.   

I am nervous about the whole thing.How is everyone else?

I use a dedicated tracking number for each campaign with callrail and direct those numbers to a 24 hour recorded message, I even say on my mailer that it is a 24 hour recorded message… so that should take some of the apprehension out of the Motivated Seller that's nervous to talk about their situation.

I'm nervous because I do not know for sure, whether or not my contractor pulled the permits for the roof, as well as over improvements made to the house so things may or may not be up to code.

In a downturn, you will still have a wide pool of renters who can afford $1k-$2k a month, but much more difficult finding nervous folks looking to part with $4k+ a month.

I’ve read articles about investing in cheaper areas out-of-town, but I lived in the DMV my whole life so I’m a little nervous about foreign lands.

Also, I was nervous about a bubble popping so I wanted to just collect my cash and run! 

:D Don't have any as of yet, but reviewing currently what others are doing then will select some on my own.Social media is a big one, don't understand it as of yet, all I know it is a free powerful medium, facebook has either surpassed or equaling the traffic numbers google has making it a formidable enemy to google in terms of advertising dollars...google is nervous of facebook.Note:Social media is a must for me, so it will be one of my favorites, it's just I don't understand how it works just yet !
