Have you considered assessing your portfolio to determine which ones are the highest maintenance headache (or time-consuming tenant, neighborhood tenant quality) or which ones have appreciated notably over your original purchase (sometimes they are both and the same) and might want to consider selling while the market is in a relatively good place?

What those features are depends largely on neighborhood and on what's important in that neighborhood, and whether you're improving the property to flip it or to rent it. 

Safe, quiet neighborhoods but not too far from the entertainment also.

No, I don't know the ins and outs of Fayetteville from a neighborhood to neighborhood perspective.

Also, this loan has limitations, which are that the property must be located in specific "healthy neighborhood- target blocks" .
