First, I'm not the sharpest tack in the box.

.- two units are down to the studs, junction boxes and some wiring/outlets done (owner is a licensed electrician), need a couple of walls removed, nothing blatantly tricky going on.

They are RTA (ready to Assemble) but are easy to plus together and are 1/2 the cost of the big box stores.

My partner and I are in the middle of a flip that requires a new electrical box.

You need to think outside the box and maybe you can close them using another creative strategy - win-win - cha-ching!

I started with mine in 92 with a small 100k line of credit to buy Timber.. now that was out of the box..  

Even if I believed their numbers (and I never do), right out of the box this "deal" FAILS as a rental AND as a flip!
