I haven't bought (or lived in) a mobile home before.I *have* helped fix things in mobile homes for friends and family, and the thing I took away from that was that the mechanical systems in mobile homes are Different from regular houses.

I recommend investing in either new-construction properties with 10-year builder's warranties, and/or fully renovated residential properties with comprehensive renovation work (mechanical, interiors, etc.).

You need to be sure to set aside 10-15% of rents into a fund for maintenance and replacement of mechanicals, roof, etc., and also set aside 5-10% for vacancy periods that come up.
