I haven't bought (or lived in) a mobile home before.I *have* helped fix things in mobile homes for friends and family, and the thing I took away from that was that the mechanical systems in mobile homes are Different from regular houses. 

If they have cash, we skip that step and get right into the mechanics of the deal.

I recommend investing in either new-construction properties with 10-year builder's warranties, and/or fully renovated residential properties with comprehensive renovation work (mechanical, interiors, etc.).

This was a pretty clean home with some nice upgrades throughout, especially mechanical and the siding/windows/roof etc.

All major mechanicals were also updated.

You need to be sure to set aside 10-15% of rents into a fund for maintenance and replacement of mechanicals, roof, etc., and also set aside 5-10% for vacancy periods that come up.

There has to be someone out there who knows the mechanics of title work.

I looked at buying one of these at one point, but the property wasn't good enough to actually work through the mechanics of the transaction.

I like David Lindahl's books, but they don't teach you the mechanics of evaluating a CRE investment.
