I would love to continue to flip houses but now having two little boys makes the "live-in" part a little difficult.Outside of real estate and taxes, I enjoy spending time with my family, whether at the beach or in the backyard, and sharing new experiences with my 2 sons. 

Ideally, you'll find a wholesaler you can really work with who will involve you before they get the house under contract so that the contracted price works for everyone, including the seller.

At this point, we are three weeks away from closing on our first house (August 22nd).

Cash to close is around 47-48k with a 5% conventional to house hack.

With the sale of the house and property taxes, I think the timing of the sale and notices being sent could have been the problem.

If it was my house I'd want to keep an eye on it in person. 

As an example if your house was going to sell in two weeks for full price, and some random person came up to you and said I really want this house but I need six weeks to get you the money.

We're in the middle of low season with an average booking window of 30 days so I'm not expecting a lot of tangible performance improvements until early September.Re: Revenue management, is there anything I'm missing to improve this area? 

Best price house in the zipcode though in a good B area.
