Hi John, I recommend reaching out to a local property manager (search on Google Maps) with many 5-star reviews to see what legal action you can take before the Sheriff is available to execute the eviction.Property managers specialize in landlord-tenant law and should be able to help you determine a path forward that doesn't require waiting 3 months after the lease ends.

After the low rates started to increase when the FEDs pushed to raise them the inventory went up significantly (in January 2022 there were active listings on the MLS of 40-45 listings, now if you look 160-170 listings).

Getting a local realtor to give you and ARV would the best bet but you can use sites such as Redfin (be careful of Zillow's Zestimate) to get you in the ballpark.

But getting a social media profile is a completely voluntary activity and there's no true age verification I'm aware of, so I think there's an argument that age of profile is not a good proxy for a person's age.
