those clauses are all well and good but its just words on paper.. good luck trying to enforce this..

I don't know why, but this is how it works here and the current legislations supports the practice.

Another words you can't enforce that length of lease.

The police can't effectively enforce any drug laws because the county District Attorney doesn't want to prosecute anyone.

I just called the police and they hauled them away in handcuffs.Also if utilities are off I can call code enforcement and they will give occupants 24 hours to be out.

The place to start is with your local municipality...call code enforcement in your city and see if they have an issue with it. 

I would consider the minimum to be once a week..... preferably as often as possible.Also depends on number of pets, size, how big the yard is, how close the neighbors are, type of landscaping in yard etc, so there are going to be some variables, but I would set the standard at once a week...... but how do you enforce that frequency?
