My business has been hindered over the few years since I do not have the guidance I crave for investor growth, legalities, etc,  and a recent event/comment has shown me I am no longer looked upon in a favorable light. 

I would definitely be tempted to take that as well, since they'd be able to pay the whole term.

If you intend to invest, definitely follow @Kate Stoermer's advice to check the regulations for STRs in a few jurisdictions around Las Vegas.

This is definitely not a slum, its a nicely updated house and there are different types of travel nurses like anything else.
