Since last year of November, Fannie and Freddie has allowed borrowers to put min 5% down for conventional loans and being able to invest multifamily up to 4units.Also, the beauty of FHA is that it allows you to put 3.5% down payment to invest in 1-4 units.

My last quote was 6.65% I use cbre or marcus and millichap to broker they charge about 10-25k to broker the loan.

While depreciation unrecapture is annoyingly tricky to calc, fed doesn't tax you more than your marginal rate.Do you have any other capital losses to tax loss harvest?

Last month I closed 6 loans in the 7.2 - 7.5% range with no buy down, max LTV.

We did the same thing last year because it made more sense.
