I've worked with literally hundreds of contractors, many of whom I've had VERY good relationships (I have contractors who have been working with us for nearly 10 years and we go to each other's kid's birthday parties). 

However, if the bank sees you know your stuff and you've done your homework, they may counter with a number you can live with - then again, they not.

If I don't want young kids, or young singles, or people with pets, or certain groups that have a history of not taking care of property, I am not allowed to do that.

What kids of Fees should I plan for during the Roll over process?

If you do our homework and have your ducks in a row you will have this rented out in few weeks give or take. 

Since we could not accept a full year's worth of rent {and really did not want the burden of administering it}, we had them put it in an escrow account with automatic withdrawals each month for their kids' rent.

By this I mean I want the exterior to be basically maintained, the front respectable, and the yard safe for kids.

It's a supply/demand issue.Buy and homework vs just blind buy and hold. 

I also think that kids can be more destructive than pets, and while I get to charge a pet fee, there is no income in more kids.
