So if you find an opportunity, off market, then you can find someone who has 2 and 3 and joint venture with them and take an active role in the project to get the invaluable experience!

Also, as far as using the FHA or SONYMA, I believe only one of you will be able to apply for a loan like that (not jointly).

I, personally, would not leave the lease as is, and anyone over 18 needs to be on it and jointly and severally liable.

They agency product (Fannie Freddie, FHA) typically has a 2 year operating history requirement in addition to net worth benchmarks, and more stringent reserve requirements.The non agency stuff including local and community banks are also more flexible.Consider joint ventures if you want to take down a bigger deal.
