Driving in neighborhoods looking for vacants or for sale by owner, also putting in random addresses in the tax appraisal looking for owners with different addresses who have own their home 8 or more years. example 1111 investor rd. and I check every owner address that starts with 1111( its time consuming but thats how I got my first deal and its free).

These are rough areas and the extra "cash flow" you'll make (I'm using that term ironically) will likely not compensate you for the stress.

.- You must disclose to sellers that you're licensed and must have them sign the Mass Mandatory Licensee-Consumer Relationship Disclosure the first time you meet anybody to discuss a specific property.If your real goal is investing, I'd consider not getting licensed.
